Before leasing, we take time to understand your goals for the building and how they interact with your other investments and long-term objectives. Marketing

And we track results to use when planning future marketing campaigns.

Tenant Negotiations

Yardi Property Management Financial Package
Using Yardi for reporting and budgeting, the financial data and its interpretation takes on a life of its own, enabling us to show you whether you’re heading in the “right” direction or whether the “right” direction needs to be redefined.

CoStar Systems
It is one thing to understand how your property works and performs. It is yet another to garner its workings within the context of the portfolio. We measure individual building and portfolio leasing and sales performance using CoStar. It allows us to see how our properties are doing relative to the market, project vacancy and absorption rates, and establish guidelines for pricing of assets to buy and sell.

Construction Expertise
Our construction expertise guides us during bidding of projects, whether tenant finish, capital improvement, or common area renovation. This experience allows us to raise the rate of return on any particular lease transaction. Multiply that effort over the entire portfolio, and performance can be measurably upgraded. Our experience with competitive market analysis and historical knowledge of the marketplace mean your properties are correctly positioned and help keep the proper focus.

Metroscan
We use Metroscan (a usable form of the county records) to scour the market for properties that meet our clients’ goals and objectives. Looking at the data in unorthodox ways allows us to uncover potential purchase opportunities that complement your building and land holdings.

Analysis
Often, it is helpful to use discounted cash flow analysis spreadsheets to do sensitivity analyses and gauge actual and potential performance – past, present, and future. We use institutional quality spreadsheets to see whether a property is most affected by operating expenses, purchase price, debt, or leasing income. We are then able to adjust as needed.

We also find that our analyses are useful in providing answers to a variety of questions. Often it’s not the answers but asking the right questions that makes the difference. For example, analyses might lead us to ask:

Is the asset mix diversified to weather a storm?

  • Are capital improvements that are due within a short time frame going to sabotage the goals and force you out of your plan?
  • What is the plan?
  • Are you realizing your competitive portfolio strengths?
  • Do you leverage your strengths into better pricing, accountability and performance?
  • Do you have contingency plans for operations in a bumpy economy?
  • Have you evaluated your exit strategy?
